Last week, new images were revealed for a major city centre
office and hotel development. The £200 million Pall Mall development will
include an impressive 284 bed hotel, 400,000 sq ft office space as well as a
café, bar, restaurant and a new Pall Mall Gardens space. Kier Property, one of
the UK’s leading developers with offices in London, Birmingham Manchester and
Newcastle, is leading the project in partnership with Manchester based property
development and investment company CTP. Kier and CTP’s masterplan has been
developed with ‘close consideration’ of the ambition for the wider Pall Mall
site. It is set to improve connections within the commercial business district
in anticipation of future phased and complementary development meaning that the
Pall Mall district is set to become a strong, ever-growing asset to Liverpool’s
It is currently unknown which firm will operate the hotel element of the project upon its completion. However, this ambitious project means great things for both Liverpool’s property and architecture industry and developers from the hotel have said that the project will have ‘an important role within the Pall Mall masterplan.’
Kier and CTP were formally selected as Liverpool City Council’s development partner and have been working on detailed proposals since 2017, so this has definitely been a long-term endeavour. The firms first achieved planning consent in November 2019 for the first office building and public space and an outline consent for the hotel and two further office buildings as well. Developers state that the project will help to address the shortage of available commercial space in the heart of the city centre as Liverpool continues to thrive and its job market continues to grow.
The progress being made within this ambitious project is just another example of Liverpool’s appeal to outside investors when it comes to the property market and this definitely bodes well for the city’s success in a post-COVID-19 economy. Mayor of Liverpool, Joe Anderson, states how ‘it’s extremely encouraging to see developers such as Kier and CTP continuing to press ahead with this much needed scheme in Liverpool’s commercial business district.’
Managing Director of Kier Property, Leigh Thomas, states that ‘we are delighted to announce this news, it is another great milestone for the Pall Mall development situated in the heart of Liverpool’s Commercial Business District and it comes at a crucial time in the sites’ regeneration’. He also went on to explain how ‘at present we are unable to confirm who the hotel operator will be, but we can confirm that we are in advanced discussions with a renowned operator to lease the 284-bedroom hotel.’
Chief Executive at CTP, David Topham, also added ‘I would like to echo Kier Property’s comments about this latest achievement and just add that this scheme has been steadily and consistently moving forward over recent years.’ He also added that ‘we look forward now to commencing the construction stage’ and that ‘the hotel will provide an upscale and full service offer including bar-café, restaurant, meeting and wellbeing facilities all of which go towards complimenting the wider Pall Mall scheme.’
While certain parts of the world currently stand still, it appears that the wheel on Liverpool’s architecture and property scene just keeps turning. This ambitious project is just another example of the extensive investment being continuously poured into Liverpool’s property and architecture market meaning great things for the property and architecture jobs in Liverpool and the overall local economy.
