We’re launching an ambitious new property business in Manchester (home based/hybrid) with serious plans for growth — and we’re looking for an experienced Lettings Business Development Manager who knows how to win business.
This is a sales role, not a Property Management role.
Your focus will be simple:
Win landlords. Win instructions. Bring properties onto the books. Grow the portfolio.
And importantly, you won't be expected to do it alone.
We're investing heavily in marketing from day one, with a significant marketing budget specifically designed to generate a consistent pipeline of high-quality landlord and investor leads.
You'll be given high-quality inbound opportunities to convert, alongside proactively developing your own relationships, referrals and new business.

A New Business – With Serious Backing
This may be a new Liverpool business, but this isn't an inexperienced start-up.
The business is backed and owned by an entrepreneur with a proven track record of building some of the most successful property businesses in the UAE.
We're bringing that experience, ambition and investment into the UK market with the intention of building a significant lettings business in Liverpool and beyond.
There will be substantial investment in brand, technology, lead generation and marketing, alongside an extremely competitive proposition for landlords.
We're building the infrastructure to generate opportunities.
We need the right person to turn those opportunities into business.
The Opportunity
You'll be joining right at the beginning, giving you a genuine opportunity to help build our lettings portfolio from the ground up.
You'll work directly with the owners and have a real voice in how the lettings operation develops.
You'll receive a pipeline of high-quality leads generated through our marketing campaigns, but you'll also be expected to think commercially and create opportunities yourself.
You'll build relationships with landlords and investors, carry out valuations, follow up leads and ultimately convert opportunities into new instructions.
We're looking for someone who gets excited by targets.

What You'll Be Doing
- Converting high-quality landlord and investor leads generated through our marketing
- Proactively generating additional new landlord and lettings business
- Winning new instructions and bringing properties onto the books
- Building and maintaining a strong pipeline of prospective landlords
- Carrying out rental valuations and converting them into instructions
- Following up every opportunity quickly and consistently
- Developing relationships with landlords, investors and property professionals
- Prospecting through calls, networking, referrals and local opportunities
- Identifying opportunities to win individual properties and larger landlord portfolios
- Building referral relationships with local businesses and property contacts
- Working closely with the owners and marketing team to identify new opportunities
- Consistently achieving and exceeding monthly and quarterly targets
- Tracking leads, pipeline, conversion rates and results
- Helping build our reputation and presence across Liverpool
About You
You'll already have strong experience within residential lettings and understand what landlords want from an agent.
You may currently be a Lettings Valuer, Lettings Manager, Business Development Manager, Senior Lettings Negotiator or Lister and feel ready for a role that's much more focused on business development, sales and earning potential.
You'll be:
- Highly sales-focused and target-driven

- Proven at winning instructions or generating new business
- Confident converting warm leads into clients
- Confident carrying out rental valuations
- Excellent at building relationships with landlords and investors
- Comfortable prospecting and generating opportunities yourself
- Commercially minded and motivated by results
- Confident negotiating and closing business
- Competitive, resilient and persistent
- Highly organised with exceptional follow-up skills
- Comfortable working autonomously
- Motivated by targets, commission and progression
We're looking for someone who doesn't just enjoy lettings.
You need to enjoy selling.
The Package
£28,000–£35,000 basic salary, depending on experience
£40,000–£45,000 OTE
