Our client is a successful independent shared housing agency in Liverpool with properties across Merseyside and the Wirral. They are now looking for an outstanding and experienced Lettings Manager to join their fun and friendly team, with their office located just outside the city centre.

This is a challenging role which is ideal for someone who thrives upon working in a fast-moving environment as no two days will be the same!
The property managers are responsible for the professional management of a portfolio of HMO properties and the tasks required of this position will require flexibility, excellent organisation, and attention to detail. The responsibilities of this position will vary but will include:
- Leading, driving, optimising and developing the Lettings Department.
- Reporting on the performance of the department through management of KPI’s.
- Maximising and optimising the rental portfolio
- Developing and nurturing relationships with new and existing landlords
- Actively seeking & signing up new landlords and properties
- Conducting rental appraisals for prospective landlords
- Ensuring maximum utilisation of rooms, maximising income.
- Liaising with tenants & landlords
- Booking & conducting viewings
- Answering incoming enquiries via telephone/email/online
- Thinking commercially to develop income streams.
- Onboarding new tenants and landlords onto our CRM
- Overseeing the processing of tenant applications and reference checks
- Taking the lead on producing marketing material for our rental units
- Systematically conducting rent reviews and increases across the portfolio
- Processing move-ins/move-outs
- Supporting property management with deposit claims
- Working closely with the Property Management team to ensure efficient operations
The ideal candidate will have a minimum of 5 years’ property experience
With a thorough understand of lettings as a whole. They will have excellent organisation skills and a good understanding of the local area, as well as use of their own vehicle for appointments. Ideally they will be ARLA qualified.
Our client is offering a basic salary of £28,000 - £34,000 dependent on experience plus commission.
Working hours are full-time Monday - Friday 9-5, with one late evening per weeks and Saturday cover on a rota basis.
