About the Role

Our client is a highly successful Façade contractor, specialising in high value commercial projects around the UK. They have an opportunity for an experienced and commercially driven Senior QS/Commercial Manager, to oversee the financial and contractual performance of their façade and glazing projects. The successful candidate will play a key role in protecting the company's commercial interests, managing project profitability, and ensuring all contractual obligations are met from project commencement through to final account.

Working closely with our Directors, Operations Team, Design Team and Project Managers, you will take ownership of the commercial management of multiple live projects while maintaining strong relationships with clients, contractors and our supply chain.

The role is based in Liverpool, but we are offering a home based/hybrid role with some time spent in the office and occasional site trips to London. Full time hours with flexibility to suit home life and autonomy to manage your own time as needed. Fabulous team environment and lots of potential for career advancement. Salary circa £60,000 - £75,000.

Key Responsibilities

Commercial Management

  • Produce and present monthly Cost Value Reconciliations (CVRs) to the Directors.
  • Monitor project performance, forecasts, margins and commercial risks.
  • Provide accurate financial reporting across all live projects.
  • Identify commercial opportunities and implement measures to improve profitability.

Variations & Change Management

  • Identify, prepare, price and submit project variations.
  • Ensure variations are submitted on a rolling monthly basis and not accumulated over extended periods.
  • Maintain an up-to-date variation register and commercial balance on every project.
  • Negotiate variation agreements with clients and main contractors.

Contract Administration

  • Manage commercial correspondence with clients and main contractors.
  • Prepare and issue contractual notices, including delay and disruption notices where required.
  • Ensure all contractual communications are compliant and issued within required timescales.
  • Work with senior management to protect the company's contractual position.

Change Control (CAIs / Site Instructions)

  • Review Construction Architect Instructions (CAIs) and Site Instructions.
  • Assess the commercial impact of all instructed changes.
  • Complete detailed add-and-omit assessments.
  • Price design changes where applicable.
  • Secure agreement prior to commencement wherever possible.

Procurement & Supply Chain

  • Place subcontract and supplier orders in collaboration with the Operations Team.
  • Ensure procurement remains within project target costs.
  • Review supplier quotations and negotiate best value.
  • Monitor supplier invoices and maintain accurate cost reconciliations.
  • Produce monthly supply chain cost reports.

Applications for Payment

  • Prepare and submit monthly Applications for Payment in accordance with project deadlines.
  • Review project progress before every application to ensure valuations accurately reflect completed works.
  • Ensure all agreed variations are incorporated into payment applications.
  • Coordinate internal reviews before submission.

Site Engagement

  • Visit each live project regularly (minimum monthly).
  • Verify site progress against commercial valuations.
  • Work closely with Project Managers and Site Teams to identify changes, delays and commercial risks.
  • Ensure project records accurately support all commercial submissions.

Collaboration

  • Attend regular commercial, operational and design meetings.
  • Build strong working relationships across all departments.
  • Support continuous improvement of commercial processes and reporting.

Skills & Experience

Essential:

  • Previous experience in a Commercial Manager or Senior Quantity Surveyor role.
  • Strong understanding of construction contracts and commercial management.
  • Experience managing variations, applications for payment and final accounts.
  • Excellent negotiation and communication skills.
  • Strong financial and analytical ability.
  • Proficient in Microsoft Excel and commercial reporting.
  • Full UK driving licence.

Desirable:

  • Experience within the façade, curtain walling, glazing or specialist subcontracting sectors.
  • Knowledge of JCT and NEC contracts.
  • Experience working with design-and-build projects.
